My advice would be to do things incrementally, as you can. I still live in my very first home, and have updated it nicely over the 11 years that I have been here. Although prices seem to have come down on raw materials from their highs, I think the contractors tend to capitalize and take advantage of the general public perception that everything is still sky high. I tend to be vigilant in my efforts to shop around for the best pricing. I have a rather large network of contractors at my disposal to work from. I also share that information as a benefit to my clientele.​​​​​​​​
