Buying a home in Fresno means you turn on the tap and the city water flows. Mountain living requires a bit more self-reliance. Many cabins rely on private wells and septic systems. You will want to know the depth of the well, the flow rate, and how it holds up during those dry California years. Sometimes you are dealing with shared community water systems that have their own quirks and seasonal rules. It is not something to be afraid of, but it definitely requires a shift in mindset from our easy city utilities. You become intimately connected to the land and its resources.

It is incredibly common to want to offset the costs of your mountain getaway by renting it out to other valley folks when you are not using it. Who wouldn’t want to share that weekend escape? However, the rules around short-term rentals are always shifting. Depending on whether your cabin is in Fresno County jurisdiction or tucked into a specific homeowner association, there might be strict limits on how many nights you can rent it out or rules about parking and noise. You have to do your homework before banking on that rental income to cover your mortgage.
